Rates & Policies
  1. Our Atmosphere: a quiet, relaxing, home-like setting to spend some leisure time in an adult atmosphere. Regrettably, the B&B is not designed for the comfort of guests under 12 years of age. We do, however, have a perfect area for young children and infants in our efficiency units, which open directly onto a porch & garden.
  2. Our rates (click to view) vary with season and weekends and do not include tax or gratuities.
  3. Our Five B&B Rooms are for double occupancy but additional guests may be accommodated for an additional $50/night/person in the luxury suite as long as the maximum for the B&B is still ten guests.
  4. Our Two Efficiency Units may have a 3rd person or pet in each unit for an additional $15 each per night.
  5. The efficiency units have their own kitchenette to make their own breakfast. Guests in the efficiency units are separate from the B&B and are not allowed by state law to be served breakfast or use the outdoor hot tub nor are they part of the B&B as we are limited to 10 guests only in the B&B. The efficiency units have a private entrance and are a delightful alternative for those who prefer the intimacy of their very own unit.
  6. We accept cash, personal checks, and most major credit cards.
  7. A 50% deposit is required to make a reservation, with the balance due one month prior to arrival.
  8. Cancellations and rescheduling must be made one month prior to your scheduled arrival.
  9. There is no refund if a reservation is cancelled less than one month prior to arrival unless the room is rented again. If the room is rented, your refund will be less 10% of the total room rate.
  10. We reserve the right to change your room to an equal or better room without notification.
  11. Preferred Check In time is after 3 pm but we are flexible. Please let us know if your arrival time is different than you state as we are waiting for you at that time.
  12. Preferred Check Out time is by 11 am, but we can negotiate a later time..
  13. Smoking is allowed outdoors only, on our covered porch, and you will be charged $250 for special cleaning if this policy is violated.
  14. Dogs are allowed in the efficiency units only. We have a family dog on premise in the B&B.
  15. We accept no responsibility for weather conditions.

  • Holidays and Festival Weekends usually have a two or three night minimum stay requirement.

  • Corporate or long-stay rates may be available depending on the season.

  • Ask about using the three main floor rooms for small weddings or executive retreats.

Weekday Spring/Summer/Fall Specials:

  • 4 day/3 night per person (double occupancy) is $119/person for king bedroom (Yes, that is $40/day/person). If you are planning a golf package, take $40 for your room and breakfast and add between $27 and $49 for 18 holes of golf depending on the course.

Weekday Ski Special:

  • $99 per day/person (double occupancy) for two to five nights.
    Each day you get your accommodation, a sumptuous breakfast, picnic lunch, lift ticket to either Holiday Valley or HoliMont. Adjustments can be made if a lift ticket or lunch is not wanted or used. Imagine all that for only $99/day.

Note that weekday specials are Sun. night through Thurs. night except Sundays that fall on a festival or holiday.
